Prices have plummeted to pre-boom levels and in some cases even back to the 1990′s.Having reached its apex of $660,000 in April of 2006, the Median Recorded Sales Price plunged to $369,000 in January, 2009. Sedona Real Estate Prices have bottomed; Inventory Dropping As Bargains Are Snapped Up

What makes the Sedona real estate market different is that we live in what USA Today called “The Most Beautiful Place in America,” with an ideal, mild four season climate. And, we are completely surrounded by National Forest, which severely limits our future growth.

With sales numbers on the upswing and inventory dropping, would-be buyers of Sedona real estate are well advised to get off the fence and take advantage of the amazing bargains that continue to be available. “We’ll never see prices this low again in our lifetimes,” said Dr. Roy Grimm, a Sedona real estate veteran, twenty year resident, and Associate Broker of Russ Lyon/Sotheby’s Buyer Brokers Group. “With the Bottom of the market here in full force, buyers are returning with a vengence.”

As frustrating and stubborn as this Great Recession has been, there is no doubt we will come out of it with flying colors – as we always have. When we do, count on seeing the price of Sedona real estate at all time high levels.

Right now, with demand up and supply down, one would expect prices to be accelerating. They’re not, thanks to the foreclosure phenomenon. We’ll see foreclosures (REO’s) and Short-sales continuing for some time to come, but they’re declining and only represent about 8% of the inventory. The upside of their presence for buyers, though, is that they’ve been keeping prices low in general because they represent about 26% of Sedona real estate sales.

Surprisingly, however, so far in 2011, we’ve seen a decline in the number of both foreclosure listings and sales while short-sales appear to be on the rise. That is progress, of sorts, toward a healthier Sedona real estate market.

The bottom line? — we have finally “found the Bottom” of the Sedona Real Estate market and it’s now on a roll with prices starting to move up, but still at historic lows.
